Billaily Subscription & Platform Terms

1. Scope of Service

Billaily (billaily.com), operated by Peakbask, MB, provides multi-apartment utility invoice extraction, sub-meter matching, mid-month tenancy proration, and web tenant statement software for residential landlords and property managers.

2. Per-Door Monthly Billing & Free Tier

• Free Starter Tier: Portfolios managing up to 5 apartment doors may use Billaily at €0.00/month.
• Per-Door Monthly Subscription: Portfolios with 5 or more doors are billed monthly via Stripe based on active door quantity (€1.50/door/month for 5–99 doors; €1.00/door/month for 100+ doors).
• Quantity Adjustments & Cancellation: You may adjust your door count or cancel your subscription at any time. Cancellations take effect at the end of the current monthly billing cycle with no cancellation penalties.

3. Landlord Responsibility & Local Tenancy Regulations

Billaily automates invoice extraction and daily/floor-area proration calculations based on the documents and parameters provided by the landlord. The landlord or property manager remains responsible for verifying final statement amounts and ensuring compliance with applicable local housing and utility allocation laws (such as German BetrKV, Polish civil tenancy rules, Lithuanian Civil Code, or UK OFGEM resale rules).

Direct tenant utility payments are transferred directly between the tenant and the landlord's designated bank account (IBAN); Billaily does not hold or custody tenant utility funds.
